LocalCheck is a technology platform developed by KonnektWerk Tech & Entertainment S.L.U. to give individuals, companies, entrepreneurs and professionals a preliminary assessment of the possible urban-planning feasibility of setting up an economic activity at a given property.

PropCheck, within the same platform and under the same ownership, aims to give anyone buying or investing in homes, land or whole buildings a preliminary check of urban-planning classification, heritage protection, cadastral reference and area data for the property queried.

The information provided by LocalCheck and PropCheck is obtained through the automated processing of data from public and official sources, combined with proprietary analysis algorithms and artificial intelligence.

All information, results, reports, recommendations, scores, indicators, maps, classifications, explanations and any other content generated by LocalCheck are for informational and indicative purposes only.

The results provided by the platform do not constitute an administrative decision, an official urban-planning report, an urban-planning compatibility certificate, a technical project, a legal opinion or an authorisation to carry out an economic activity.

Using LocalCheck does not replace the involvement of architects, engineers, lawyers, competent professionals or specialised consultants, nor the administrative procedures established by the Public Administrations.

A favourable result obtained through LocalCheck does not guarantee that an activity can be authorised by the competent Administration.

Likewise, an unfavourable result does not necessarily mean it is impossible to set up that activity.

Final feasibility will depend, among other factors, on:

• the regulations in force at the time of the application;
• the actual characteristics of the property;
• the condition of its facilities;
• the works needed to carry out the activity;
• the particular circumstances of the administrative file;
• the mandatory technical reports;
• inspections carried out by the Administration;
• and the decision issued by the competent body.

LocalCheck reuses information from public and official sources, including, among others:

• Barcelona City Council;
• Barcelona Open Data;
• Official Gazette of the Province of Barcelona (BOPB);
• Barcelona Metropolitan Area (AMB);
• the Cadastre;
• IDESCAT;
• current urban planning;
• and other available public sources.

Although KonnektWerk Tech & Entertainment S.L.U. makes reasonable efforts to keep the information used by the platform up to date, it does not guarantee that these sources are permanently up to date, complete or free of errors.

Official information published by the competent bodies will always prevail over any result shown by LocalCheck.

LocalCheck may use artificial intelligence systems to interpret regulations, organise information, generate explanations or assist in producing results.

Artificial intelligence is a support tool and may produce errors, incomplete interpretations or inaccurate responses.

For this reason, results generated using artificial intelligence should not be interpreted as professional, legal or technical advice, nor used as the sole basis for making economic, financial or business decisions.

The user expressly acknowledges that any decision relating to:

• renting a property;
• buying commercial premises;
• acquiring an industrial warehouse;
• buying a home;
• acquiring land or a whole building;
• signing contracts;
• making investments;
• starting an economic activity;
• carrying out works;
• or submitting administrative applications;

must be based on the corresponding official documentation and, where necessary, on advice from qualified professionals.

Using LocalCheck is only an additional source of information, never the sole criterion for decision-making.

To the fullest extent permitted by applicable law, KonnektWerk Tech & Entertainment S.L.U. will not be liable for direct or indirect damages or losses that may arise from:

• material errors;
• regulatory changes;
• changes to urban planning;
• delays in updating public data;
• temporary unavailability of the service;
• technical incidents;
• interpretations made by artificial intelligence;
• decisions made by the user based wholly or partly on the information provided by the platform.

This limitation will not affect cases where liability cannot be excluded or limited under applicable law.

LocalCheck is a private service developed by KonnektWerk Tech & Entertainment S.L.U.

The platform does not belong to, represent or act on behalf of Barcelona City Council, the Generalitat de Catalunya, the Spanish State or any other Public Administration.

The use of information from official sources does not imply authorisation, certification, collaboration, sponsorship or approval by those bodies.

Urban-planning regulations may be amended at any time through laws, regulations, by-laws, urban plans, technical instructions or administrative decisions.

As a result, a previously obtained result may cease to be valid due to subsequent regulatory changes.

Users are advised to always check current regulations before taking any action.

Accessing and using LocalCheck means the user has read, understood and fully accepted this Disclaimer.

If the user does not agree with any of the terms set out here, they must refrain from using the platform.
