Where we verify today
The same federal sources in all three cities, and each city's own zoning code.
- ✓FEMA flood zone (National Flood Hazard Layer), with the base flood elevation where FEMA gives it
- ✓Census tract data (ACS 2019-2023): population, median age, household income, median rent, home value, homeownership
- ✓Public schools nearby (NCES) and subway or rail stations within 800 m (MTA, Miami-Dade Transit, LA Metro)
New York City
Zoning Resolution: zoning district, commercial overlay and special district for each lot, in all five boroughs.

- ✓Use verdict from the official Use Group tables
Miami
Miami 21 Code for the City of Miami; Miami Beach, Coral Gables and other cities named with their own zone.

Los Angeles
LAMC Chapter 1 zones, with the [Q], D and overlay conditions on each lot flagged.

What we don't have yet: property tax, the county's deed records and noise maps. When you ask about them, Vera tells you so.
